Expansion creates new access and land challenges. Providers need right-of-way across private, public and tribal land for infrastructure, including in-line amplifier (ILA) huts, which are unmanned shelters that boost signals along fiber-optic routes. While ILA huts are sometimes called fiber huts, not all fiber huts are ILA huts — some house splicing, monitoring or other gear.

Our team supports your fiber-optic infrastructure project by identifying and screening potential sites against your criteria. You may be seeking site access, defined parcel sizes or have other project-specific siting constraints.

Site Selection and Landowner Engagement

We identify potential locations that meet your parameters and provide market-based valuation inputs to inform your acquisition strategy and narrow down to viable sites, so your project can keep moving forward.

After initial site selection, we develop a short list or support you in selecting one location. Our team then engages with the landowners to negotiate a transaction structure. Depending on the project and your requirements, we may negotiate easements, leases, fee purchases or ground leases. We also address landowner and other stakeholder concerns, clearly explaining the benefits of your project.

Due Diligence

To minimize your legal and regulatory risk, we conduct due diligence. By coordinating land-use and zoning reviews and identifying practical and legal access issues, we determine whether entitlement actions are required or whether the land can be used as you intend.

Our team coordinates around American Land Title Association (ALTA) surveys, encumbrances, exceptions and parcel information. Our expertise encompasses a “dig once” approach. We communicate with any subcontracted land-use, legal and survey consultants and confirm the availability and capacity of local electrical services, as needed. We address any title issues and proactively address challenges as they arise.

Title Support and Closing

During landowner engagement, we keep you updated, so you know the landowner’s opinions, the status of the negotiations and pricing. Once we reach conceptual business terms with the owners, we obtain vesting information, support title review and prepare acquisition documents for you. We coordinate all steps of documentation, from presentation of the contracts to final signature.

Even after the final signatures, SelectROW coordinates with the title company to open escrow, review the title commitment and resolve any curative items. We support a clean-closing process through to the final handoff, so that you can focus on your project.
